The Ocean Acres Country Club golf course and its lake sit inside this development, with residential streets spreading out around them across two townships. Ocean Acres is one of the largest residential developments in the area, built out from the 1960s on. Part of it is in Stafford Township and the rest is in Barnegat Township.

What It's Like to Live in Ocean Acres
Ocean Acres looks and runs like a typical suburb. The streets are residential, the homes sit on conventional lots, and the calendar fills up with school and township rec programs. On the Stafford side, the township's schools and recreation facilities are close by.
Route 72 is a short drive, which puts Manahawkin's shopping along Route 72 and Route 9 within easy reach, plus the bridge to Long Beach Island. In summer, that same corridor carries every car headed for LBI. Locals plan errands around the weekend rush instead of fighting it.
For a lot of streets, the golf course and lake are the landmark people use when they give directions. The rest of Ocean Acres is quiet residential blocks, and that's most of the appeal.
The Homes in Ocean Acres
The housing here is mostly single-family homes on inland, suburban lots. Ocean Acres has no age restriction. Because build-out started in the 1960s and kept going for decades, you'll see a range of ages on the same street. Right now the active listings run from a 1966 build to one finished in 2024, with a lot of 1990s homes in between. If you want a dock and lagoon access, Beach Haven West is the part of Stafford to look at instead.
As of October 2026, 25 homes are listed in the Ocean Acres subdivision, priced from $375,000 to $799,900, with addresses on both the Stafford and Barnegat sides.
What to Know Before You Buy in Ocean Acres
Which township. Confirm whether the address is in Stafford or Barnegat Township before you get attached. That decides the municipal services, the school district and the tax bill. Check the actual tax bill for the property rather than an estimate.
School district. On the Stafford side, the Stafford Township School District covers PreK to 6, then the Southern Regional School District for grades 7 to 12. On the Barnegat side, the Barnegat Township School District runs its own K-12 system. Confirm the assignment for the specific address.
HOA and lot rules. Ocean Acres has no HOA. Even so, read the seller disclosures and title work for the specific lot, since an individual lot or newer section can carry its own deed restrictions.
Commute. The Stafford side is close to Parkway Exit 63 at Route 72, and Barnegat has Exit 67. Summer traffic toward LBI on Route 72 is predictable, so factor it into weekend plans.
