On one Lanoka Harbor street, the backyard ends at a private dock with a boat lift and a lagoon that runs out to Barnegat Bay. A few blocks inland, in neighborhoods like Barnegat Pines, the lots get bigger, the trees take over, and the bay is a short drive away.
I've lived in Lacey my whole life, and I've closed more deals in Forked River and Lanoka Harbor than anywhere else. Here's what I'd tell you about this side of town before you start touring. The newest Lanoka Harbor listings are at the bottom, updated from the MLS.
Lanoka Harbor sits closer to the Garden State Parkway than most of Lacey, and it carries the same split as Forked River. The lagoon streets run on a boating schedule: boat lifts checked in spring, early runs out to the bay in summer, and sunsets from the dock.
Inland blocks like Barnegat Pines are a more traditional neighborhood of larger lots and established homes. They trade water access for a lower price point and less flood exposure. If you want to be close to the water culture without owning a dock yourself, this is the part of Lacey where that's easiest to do.
Daily travel runs on Route 9 and the Parkway at Exit 74 in neighboring Forked River. Long Beach Island and Seaside Heights are both roughly 20 to 30 minutes away depending on the season, close enough for an evening trip without living inside the summer crowds.
Most of the housing here is single-family, built from the 1950s through the 1990s, with some brand-new construction in the mix. Among current listings, sizes run from compact homes around 1,100 square feet to larger homes over 3,000.
The price spread is mostly about water. A lagoon lot with a solid bulkhead and an inland lot a few streets away can sit at very different prices, so compare like with like. As of October 2026, there are 29 active Lanoka Harbor listings in the MLS, priced from $242,000 to about $2.9 million.
Flood zone and insurance. Flood insurance on a lagoon home depends on the elevation and flood-zone designation of that exact house. Some newer or elevated homes need very little coverage, while older, lower homes can carry a real annual cost. Get a flood-zone determination and an insurance quote before you fall in love with a dock.
Bulkheads. On a lagoon lot, the bulkhead is typically the homeowner's to maintain, and it's a real cost on older properties. I worked construction, and I'd always have a bulkhead's actual condition assessed before closing. A look from the backyard doesn't tell you enough.
Lagoon or inland. Decide early which one you want. Proximity to a bulkhead changes the price, the insurance bill and the daily rhythm more than which named section you're in.
Schools and taxes. Lanoka Harbor is served by the Lacey Township School District, which includes Lanoka Harbor Elementary School. Based on the township's own 2025 figures, a typical Lacey homeowner pays around $7,900 a year in property taxes. That's a township-wide figure, so check the actual tax bill on any house you're considering.

Barnegat Pines and the inland blocks can get you near the bay at a lower entry price. The lagoon streets put the boat behind the house. Either way, I'll walk the street with you and tell you what that block is really like, including the things listing photos don't show.
