That growth is the thing to understand before anything else about Barnegat. It's a township that's roughly doubled in population in less than a generation, still without the fixed identity of an old, settled shore town, and still building. Worth a direct correction here, since it's a common mix-up: Barnegat Lighthouse is not in Barnegat Township, it's in Barnegat Light borough, on Long Beach Island, a separate municipality entirely. Barnegat Township's own waterfront is a quieter bay beach, public dock, and boat launch on Barnegat Bay.
Most desirable pockets: Ocean Acres is the dominant non-age-restricted development name in town, large and established, and often the first thing local agents mention to relocating buyers with kids. Heritage Point stands out among the 55+ options for its scale and amenities.
Defining character: Barnegat is a growth story. Few Ocean County townships have added population this fast this recently, and that shows up in newer inventory, a relatively young median home-build date compared to older shore towns, and infrastructure (schools especially) still catching up to demand.
Is Barnegat Township the Right Fit for You?
Barnegat fits buyers who want new or newer construction, LBI access without LBI pricing, and a town still in the middle of building out its identity rather than one that's already fully formed. It works well for both families drawn to Ocean Acres-style developments and retirees comparing it against Manchester or Berkeley for active-adult living, Barnegat's 55+ stock is newer on average, which appeals to buyers who specifically want modern floor plans over an older, more established retirement community.
It's a tougher fit for someone who wants an already-settled, slow-changing small town, Barnegat has grown by nearly 60% since 2000, and that pace of change is still visible in ongoing construction and a school district that has had to add capacity repeatedly to keep up. It's also not the fit for someone chasing an oceanfront or lighthouse-adjacent lifestyle under the Barnegat name specifically, that's a different municipality on LBI.
What It's Really Like to Live in Barnegat Township
Daily life here runs largely on Route 9, Route 72, and the Parkway, a car-dependent township where errands, schools, and commuting all assume a car, not a walk. The historic downtown offers a small exception: a few blocks of antique stores, small restaurants, and a slower pace, though it functions more as an occasional destination than a daily hub for most residents.
For Ocean Acres residents, the rhythm looks like a fairly standard modern suburban development, newer homes, HOA-adjacent amenities in some sections, and a short drive to Route 72 for the trip over to LBI on weekends. For residents in Barnegat's newer 55+ communities, life centers on clubhouse amenities and a social calendar not unlike Manchester's or Berkeley's retirement communities, just in a town that's grown up around them more recently.
Finding the Right Part of Barnegat Township
Ocean Acres, the township's largest non-age-restricted development, is the default answer for families looking in Barnegat, modern construction, a suburban layout, and proximity to Route 72 for the LBI commute.
The 55+ corridor near Exit 67, Heritage Point, Four Seasons at Mirage, Heritage Bay, Horizons, gives retirees a wide choice among differently amenitized, differently priced active-adult communities, similar in concept to Manchester's cluster but generally newer construction.

Outside rankings have generally rated the district above average for the area, though families should verify current school assignments carefully given how much new construction has shifted boundaries in recent years.

"Barnegat" the township and "Barnegat Light" the LBI borough are different places. This mix-up is common enough to cause confusion for relocating buyers, confirm which one you're actually looking at before falling for a listing description.
Commute times average about 24 minutes, reflecting the township's car-dependent, spread-out layout rather than a compact, walkable footprint.
