Come off Garden State Parkway Exit 74 onto Lacey Road and you're in Forked River within a minute. Head east past Route 9 and the streets start ending at bulkheads, with lagoons running out to Barnegat Bay, the Forked River State Marina and Forked River Beach. Stay west and you're on traditional inland streets with a shorter drive to Toms River.
I've lived in Lacey my whole life, and I've closed more deals in Forked River and Lanoka Harbor than anywhere else. This page covers what I'd want you to know before you tour here. The newest Forked River listings are at the bottom, updated from the MLS.
Forked River is one of Lacey Township's two main bay sections, and it lives two different ways. East of Route 9, the lagoon streets are bulkheaded and feed straight into Barnegat Bay. Spring means checking the boat lift and the bulkhead before the season starts. Summer weekends run on the tide more than the clock: out the lagoon early before boat traffic builds, or back late to catch sunset from a backyard dock.
West of Route 9, the pace looks like most inland Ocean County towns. Errands run along the Lacey Road corridor, the commute goes out Route 9 or the Parkway, and evenings don't revolve around a tide chart. Both sides share Exit 74 and Route 9 as the backbone of daily travel, and Long Beach Island and Seaside Heights are both roughly 20 to 30 minutes away depending on the season.
The fishing roots run deep. The Forked River Tuna Club has been part of this town for generations. Locals also say the name with two syllables, Fork-ed River. Say it as one word and people will know you're new.
Forked River mixes lagoon homes with docks and inland homes with no water at all, and the gap between them is the biggest price driver in town. A deep, wide lagoon lot with direct bay access commands a real premium over a narrower or shallower one, even a few streets apart.
Current listings span every era, from late-1960s and 1970s homes in the 1,100 to 1,400 square foot range to 1980s and 1990s subdivisions and brand-new construction. If a listing sits inside a planned community, ask about HOA rules and any age restriction before you book a showing. As of October 2026, there are 80 active Forked River listings in the MLS, priced from $275,000 to $1.8 million.
Flood zone and insurance. Flood insurance on a lagoon home depends on the elevation and flood-zone designation of that exact house. Some newer or elevated homes need very little coverage, while older, lower homes can carry a real annual cost. Get a flood-zone determination and an insurance quote before you fall in love with a dock.
Bulkheads. On a lagoon lot, the bulkhead is typically the homeowner's to maintain, and it's a real cost on older properties. I worked construction, and I'd always have a bulkhead's actual condition assessed before closing. A look from the backyard doesn't tell you enough.
Route 9 in summer. The corridor that makes errands easy in the off-season gets noticeably heavier on summer weekends as beach traffic heads toward the barrier islands.
Schools and taxes. Forked River is served by the Lacey Township School District, which includes Forked River Elementary School. Based on the township's own 2025 figures, a typical Lacey homeowner pays around $7,900 a year in property taxes. That's a township-wide figure, so check the actual tax bill on any house you're considering.

The most useful question to answer before touring Forked River is whether you want to live on a lagoon or just near one. That one answer changes the price, the insurance and the upkeep. Ask me which lagoon streets have the deep, wide water access worth paying for, and which ones only look like they do.
