In Mystic Island, you might spend part of the afternoon crabbing off your own dock on a lagoon that feeds into Great Bay. At night the street gets quiet enough to hear the water.
Mystic Island is Little Egg Harbor Township's largest and most developed section, a lagoon community built in the late 1950s and 60s as vacation bungalows and now mostly year-round homes. I've lived in Ocean County my whole life, so if a house catches your eye, call or text me and I'll tell you what that part of town is really like.
Life here runs on the water: docks, boat lifts, and a summer rhythm a lot like Lacey's lagoon neighborhoods further north, usually at a lower price. In season, boating, crabbing, fishing and kayaking on Great Bay are close to daily options.
Dinner and shopping choices in town are limited. For more variety, plan on a drive to Long Beach Island or Manahawkin. LBI is roughly 20 minutes away by car, close enough to use often while you stay out of the island's summer crowds.
The Garden State Parkway runs through the township, so highway trips start close to home. You will need a car for daily life here.
Mystic Island is almost entirely lagoon-front. Most of the houses are single-family homes from the 1960s and 1970s, some kept close to original and some rebuilt or replaced, plus a few condos. Right now the active listings run from a 1961 build to one finished in 2016.
As of October 2026, 36 homes and condos are listed in the Mystic Island area this page searches, priced from $199,000 to $1,175,000.
Flood history. Sandy did severe damage here in 2012, and this was the part of the township its flooding hit hardest. Get a flood-zone determination, an elevation assessment and an insurance quote for the specific lot. I've seen post-Sandy rebuilds here done well and some done to the bare minimum, and a qualified inspector should tell you which one you're looking at.
Bulkheads and docks. On a lagoon lot, the bulkhead and dock are part of what you're buying. Have both inspected and ask the seller for any repair records.
Errands and dining. Restaurants and retail are limited in town, and a wider selection means driving to LBI or Manahawkin. Decide whether that works for you before you fall for a waterfront lot.
School district. Elementary students attend Little Egg Harbor's elementary schools, including Frog Pond and George J. Mitchell. Grades 7 to 12 attend the Pinelands Regional School District, shared with Tuckerton, Bass River and Eagleswood.

Send me the address you're looking at. I'll tell you what I'd look at on that lot, from the flood zone to the bulkhead, before you put in an offer.
