Selling Your Jersey Shore Home

Selling your home is one of the biggest financial decisions you'll make. Success isn't just about putting a sign in the yard, it's about pricing your home correctly, marketing it professionally, and negotiating the best possible terms. My goal is to help you maximize your home's value while making the process as smooth and stress-free as possible.

As an Ocean County native and full-time Realtor serving Ocean and Monmouth Counties, I combine local market knowledge with modern marketing to help homeowners sell with confidence. Whether you're selling a waterfront home, a retirement property, an investment property, or your family's longtime residence, I'll guide you through every step of the process.

Why Work With Matt Quinn?

✓ Lifelong Ocean County resident, not a transplant, someone who actually lives in the towns I sell

✓ Licensed since 2016, full-time in real estate since 2023, with 48 closed transactions ranging from $75,000 to $1,225,000

✓ A 5.0 rating with 18-plus five-star Google reviews, including reviews from title company representatives, mortgage professionals, and cooperating agents who worked with me from the other side of a deal

✓ A decade in code enforcement and certification as a zoning official, meaning I can flag a permit or zoning issue before a buyer's inspector does

✓ Deep, repeat experience across Ocean and Monmouth County, with the strongest track record in Lacey Township, plus real history in Berkeley Township, Manchester Township, Barnegat Township, Stafford Township, Toms River, Brick Township, Point Pleasant, and Wall Township, and into Monmouth County towns like Highlands and Atlantic Highlands

✓ Professional photography, drone video, and targeted online marketing on every listing

A Background Most Agents Don't Have

Before real estate, I spent three years in construction, two years as a health inspector for Ocean County, and I'm a retired police officer. I also spent a decade in code enforcement and hold certification as a zoning official. That background means when I walk through your home, I'm not just seeing square footage. I'm seeing what a buyer's inspector is going to flag, what an appraiser is going to question, and whether that addition or finished basement was ever actually permitted.

If there's a disclosure issue sitting in your home's history, I'd rather find it with you before we list than have a buyer's inspector find it for you during a deal.

My Selling Process

1. Home Consultation

We'll discuss your goals, review your home's features, and develop a personalized strategy to help you achieve the best possible outcome.

2. Accurate Pricing

Using current market data, comparable sales, and local market trends, I'll recommend a pricing strategy designed to maximize your home's value while attracting qualified buyers.

3. Professional Marketing

Your home deserves more than just an MLS listing. Depending on the property, marketing may include professional photography, drone photography and video, social media advertising, featured placement on my website, YouTube exposure, email marketing, and targeted online promotion designed to put your home in front of the right buyers.

4. Showings & Offers

I'll coordinate showings, communicate buyer feedback, negotiate offers, and help you evaluate every opportunity to ensure you make the best decision.

5. Contract to Closing

From inspections and appraisals to closing day, I'll manage the details, coordinate with all parties involved, and keep you informed every step of the way.

Common Questions From Sellers

What's my home actually worth right now? Start with the free instant estimate below for a ballpark number, then let's set up a walkthrough so I can give you an accurate number based on your home's actual condition, upgrades, and what's happened with comparable sales nearby. The instant tool is a starting point, not the final word.

Do I need to fix things before I list? Not always, and not everything is worth fixing before a sale. Part of the initial consultation is going through your home together and being honest about what actually moves the needle on price and what doesn't.

What if I have unpermitted work or I'm not sure about a zoning issue? This is exactly where my background as a certified zoning official and a decade in code enforcement matters. Tell me about it upfront and I'll help you understand your options before it becomes a problem during a buyer's inspection.

How does the process actually work? Home consultation, pricing strategy, professional marketing, showings and offers, then contract to closing. See the full breakdown above, and I'm with you at every step, not just at the signing.
