Bayshore Waterfront Park on Port Monmouth Road gives this part of Middletown about a mile of beach on Sandy Hook Bay, a fishing pier, and the Seabrook-Wilson House, one of the oldest surviving structures on the Bayshore, with parts dating back to the early 1700s. Port Monmouth is one of Middletown's Bayshore sections, where life runs closer to working-waterfront and fishing-village roots, with its own character and its own post office.
I've closed more than 50 transactions across Ocean and Monmouth County. If a house here catches your eye, call or text me at (609) 709-2742 and I'll tell you what that street is really like.
Port Monmouth is in the northwestern part of Middletown Township. Sandy Hook Bay forms its northern edge and Route 36 its southern border. Two tidal creeks frame it: Pews Creek on the west side and Compton Creek on the east side.
The Seabrook-Wilson House, nicknamed the Spy House, has been on the National Register of Historic Places since 1974. Today the Monmouth County Park System uses it as the activity center for its nature and history programs at the park.
For a commute, the Belford ferry terminal next door has weekday NY Waterway service to Downtown Manhattan. The Middletown train station offers NJ Transit service to New York Penn Station, usually 65 to 80 minutes depending on the train.
Port Monmouth is mostly older single-family housing. On the current MLS list you'll see homes built from the 1910s through the 1950s, some from the 1970s and 1980s, condos at Park Ferry, and a new build finished in 2025. The section is bounded by the bay and two tidal creeks, so insurance and elevation questions come up on almost every purchase here.
As of October 2026, there are 13 active Port Monmouth homes and condos on the MLS, listed from $419,000 to $1,499,000.
Flood zones and insurance. Superstorm Sandy's surge and tidal flooding damaged hundreds of homes here. Get the flood zone, an elevation certificate if one exists, and a current flood insurance quote for the exact address before you commit.
The Army Corps project. The U.S. Army Corps of Engineers has been building a coastal flood risk project in Port Monmouth in phases, with a dune, levees, floodwalls, tide gates and pump stations. Officials have said street flooding is still likely in spots, so the project does not replace your own homework on a property.
Beach access. A beach renourishment project at Bayshore Waterfront Park limits access until construction ends, which the county expects in March 2027.
Schools. Port Monmouth is in Middletown Township Public Schools.
On the Bayshore, the flood paperwork matters as much as the floor plan. Send me the address you're looking at, and I'll help you line up the flood zone, insurance and elevation questions before you make an offer.
