Compton Creek runs into Sandy Hook Bay at Belford Harbor, and Belford's waterfront is still home to the Belford Seafood Cooperative, one of two commercial fishing co-ops in New Jersey. Belford also has its own ferry terminal, with weekday boats to Downtown Manhattan. Belford is one of Middletown's Bayshore sections, with working-waterfront and fishing-village roots, its own character and its own post office.
I've closed more than 50 transactions across Ocean and Monmouth County. If a house here catches your eye, call or text me at (609) 709-2742 and I'll tell you what that street is really like.
Belford sits along the northern edge of Middletown Township, with Sandy Hook Bay to the north and Route 36 forming its southern border. Atlantic Highlands is about three miles east on Route 36, and Keansburg is about three miles west.
The ferry is the big local feature for commuters. Monmouth County awarded the Belford terminal contract to NY Waterway, which started weekday morning and evening service on September 8, 2026. Boats run to Pier 11 at Wall Street and Brookfield Place, with connections to Midtown at West 39th Street and to other NY Waterway terminals.
If you'd rather take the train, the Middletown train station has direct NJ Transit service to New York Penn Station, usually 65 to 80 minutes depending on the train.
Belford is mostly mid-century single-family housing. On the current MLS list you'll see homes built from the late 1910s through the early 1960s, many of them from the 1940s and 1950s, in neighborhoods like Apple Valley and Compton Park. Condos at Beacon Place, built in 2000, add a lower-maintenance option. Properties near the bay and the creek need flood homework.
As of October 2026, there are 14 active Belford homes and condos on the MLS, listed from $350,000 to $849,999.
Flood zones and insurance. Waterfront and near-water properties along the Bayshore need flood zone homework. Get current flood insurance costs and elevation requirements for the exact address before you commit.
Ferry schedule. The operator changed in September 2026. If the ferry is part of your plan, check the current NY Waterway schedule and fares against your work hours.
Schools. Belford is in Middletown Township Public Schools.
