Harry Wright Lake, off Lake Road, is the closest thing Whiting has to a town landmark. It's a neighborhood spot, built for locals more than tourists, on the rural, wooded west side of Manchester Township. Out here the lots get bigger and the houses sit farther apart, and a large share of the homes are in age-restricted communities like The Meadows and Crestwood Village.
I spent more than ten years as Manchester's Chief Code Enforcement Officer, and I've closed multiple sales in the Whiting section, including The Meadows and Crestwood. If a house catches your eye, call or text me at (609) 709-2742 and I'll tell you what that community is really like.
Whiting covers a big piece of Manchester's land. Several of the township's best-known communities sit inside it, including Crestwood Village, Cedar Glen Lakes, Cedar Glen West and Pine Ridge, along with smaller sections like Fox Hollow and Winwood. Outside those developments, Whiting leans rural, and much of it still feels like the Pinelands.
Route 70 works as Manchester's main street, and that's where most errands happen: groceries, pharmacies and the rest of the weekly stops. There's no Parkway access inside the township, so a trip to the coast starts with a drive into Toms River, Berkeley or Lacey. Most people figure 20 to 30 minutes to the closest Ocean County beaches. Ocean County's Ocean Ride bus service also runs routes to Whiting.
Whiting has some history of its own. It was once a stop on the southern branch of the Central Railroad of New Jersey, and it took its name from Nathaniel Whiting's lumber mill.
The bigger homes and larger lots are in the Roosevelt City section. Most of what comes up for sale in Whiting is inside the age-restricted communities. Crestwood Village opened in 1964 as its builder's first active adult community, and it grew into several numbered sections. Current listings run from Crestwood and Cedar Glen Lakes homes built in the late 1970s and early 1980s to Pine Ridge homes built as recently as 2020. Inside the communities, expect single-level homes, most with one or two bedrooms. Outside them, you'll find conventional single-family houses on larger, wooded lots.
Some Crestwood Village sections are land-lease cooperatives. You don't get a separate property tax bill there, but you pay a monthly community fee instead, so a low list price doesn't show the full monthly cost.
As of October 2026, there are 201 active Whiting listings on the MLS, priced from about $29,000 to $998,000.
Land-lease or fee-simple. Ask which one a community is before you compare prices. Run the full monthly cost, fee included, against a traditional purchase before you assume one is cheaper.
Age-restricted rules. Communities like Crestwood Village and Cedar Glen Lakes are age-restricted, typically 55 and older. Each one sets its own occupancy rules, fees and approval steps in its governing documents. Read them before you sign a contract.
Getting around. Manchester has no Garden State Parkway or interstate access inside its borders. Commuters and beachgoers drive into Toms River, Berkeley or Lacey to get on the Parkway, which adds a few predictable minutes to most trips.
Schools. Whiting is in the Manchester Township School District. Whiting Elementary is one of its three elementary schools, and all of them feed one middle school and Manchester Township High School.

In Whiting, the community matters as much as the house. Tell me which one you're looking at, and I'll tell you whether it's land-lease or fee-simple, what the monthly fee covers, and what I'd look at on the walkthrough.
