Mule Road and Jamaica Boulevard are the main roads through Holiday City, a cluster of age-restricted communities off Route 37, just west of the Garden State Parkway. It's part of Holiday City-Silver Ridge Park in Berkeley Township, the umbrella name for one of the largest active-adult community clusters on the Jersey Shore. This page covers that whole area.
Most homes here carry a Toms River mailing address even though they sit in Berkeley. I've closed sales across Berkeley, including its age-restricted communities, so if a house catches your eye, call or text me at (609) 709-2742 and I'll tell you what that community is really like.
Holiday City is made up of several separate 55+ developments, each with its own homeowners association, amenities and price point. The Census Bureau splits the area into four places: Holiday City-Berkeley, Holiday City South, Holiday Heights and Silver Ridge Park. Buyers here spend almost as much time choosing between communities as they do deciding on Berkeley itself.
In Berkeley's active-adult sections, clubhouse activities and planned social calendars set the pace. Route 37 is the main way in and out, and the Parkway is right next door to the east.
The rest of Berkeley is close by. Bayville is the township's commercial and residential center, the Route 9 corridor handles most shopping, and Veterans Park anchors the township's events calendar.
The homes are mostly single-family, one-level houses, with two bedrooms and one or two baths on most current listings. Listings now on the market were built from the late 1960s into the mid-1990s. Subdivision names you'll see on listings include Holiday City Berkeley, Holiday City South, Holiday City West, Holiday City Carefree, Holiday Heights and Silver Ridge Park East.
The homes are inland, away from Berkeley's lagoon neighborhoods, so docks and bulkheads aren't part of the picture here.
As of October 2026, there are 206 active listings in the Holiday City area on the MLS, priced from about $195,000 to $495,000.
Pick the community first. Each development has its own HOA, fees, amenities and rules. Compare the monthly fee and what it covers, community by community, before you compare houses.
Age-restricted rules. These are age-restricted communities. Each one sets its own age and occupancy rules in its governing documents. Read them, and ask the HOA about any approval steps, before you sign a contract.
Toms River address, Berkeley taxes. A Toms River mailing address doesn't change the township. The home sits in Berkeley, so check the actual tax bill for the property instead of a Toms River estimate.
Older homes. Many of these homes date to the 1970s and 1980s. I worked construction and spent more than ten years in code enforcement, so I'll tell you what I see on a walkthrough. Every home should still get its own independent inspection.

Holiday City rewards picking the right community before the right house. Tell me which sections you're looking at, and I'll help you compare fees, rules and homes side by side.
