What It's Like to Live in Pine Lake Park
In a township where most homes sit inside age-restricted communities, Pine Lake Park works like a traditional neighborhood: open to all ages, block-by-block streets, and yards. Pine Lake is a neighborhood gathering spot, built for locals more than tourists. The 2020 census counted 8,913 residents in the Pine Lake Park area, which covers about 2.5 square miles.
Mailing addresses here read Toms River, even though the neighborhood is in Manchester Township. Errands run along Route 70, Manchester's real downtown in practice, where the Stop & Shop, ALDI and Wawa cover most of what a household needs.
The beaches most residents use are a 20 to 30 minute drive. There's no Parkway access inside Manchester, so trips toward the coast start with a short drive to the ramps in Toms River, Berkeley or Lacey.

Housing in Pine Lake Park is single-family, with a mix of 1970s homes and newer houses built from 2000 on, plus some new construction. Most current listings have three to five bedrooms. Most lots are 100 by 100 feet or smaller. If you want more land in Manchester, look at the Roosevelt City section of Whiting.

What to Know Before You Buy in Pine Lake Park
Address and taxes. The Toms River mailing address doesn't change the municipality. Taxes and schools run through Manchester, and the township's median tax bill runs below most shore-adjacent Ocean County towns. Check the actual tax bill on the house you want.
Commute. Manchester has no Parkway or interstate access in town, which adds a predictable few minutes to trips up and down the shore.
Nearby communities. If you're also comparing homes in Manchester's 55+ communities, check whether each one is age-restricted, land-lease or fee-simple. That changes the monthly math.
Schools. Pine Lake Park is served by the Manchester Township School District. The elementary school depends on the address, and all of them feed one middle school and Manchester Township High School.
