Picture a July Saturday in Bayville. The morning starts at the farmers market at the Recreation Center, the afternoon could be a boat ride out of a Berkeley Shores lagoon, and Island Beach State Park is about 20 minutes away if you want the ocean. Monday still starts with a normal commute out Route 9 or the Parkway at Exit 77.
Bayville is Berkeley Township's commercial and residential center. I've closed sales across Berkeley, from mainland Bayville streets to the lagoon neighborhoods, so if a house catches your eye, I'll tell you what that street is really like. The newest Bayville listings are at the bottom, updated from the MLS.
For most people, daily life in Bayville looks like any suburban Ocean County town. Errands run along the Route 9 shopping corridor, the Parkway is right there, and dinner might be a long-running local spot like Shady Rest or a newer breakfast place on the strip. Veterans Park anchors the township's summer events calendar.
Glen Cove and Berkeley Shores, the lagoon communities east of Bayville, carry the boating side of town. Glen Cove is all detached homes on dead-end streets built around the water. Berkeley Shores adds an active voluntary neighborhood association and two small resident beaches of its own. From those lagoons, Barnegat Bay is about ten minutes away by boat, with Island Beach State Park, Seaside Heights and Long Beach Island all within boating range.
The shore is close, but it stays out of your everyday life unless you want it in.
Bayville's housing runs from 1950s and 1960s homes, including some in the lagoon neighborhoods, to 1990s subdivisions, a few condo communities and newer construction from the last several years. Most of what's for sale is single-family.
Berkeley Township also has one of the largest clusters of age-restricted 55+ housing on the shore, and some planned communities carry HOA rules of their own. Check whether a listing sits inside one before you schedule a showing. As of October 2026, there are 70 active Bayville listings in the MLS, priced from about $300,000 to $3.5 million.
Lagoon homes. Glen Cove and Berkeley Shores come with the same flood and bulkhead costs as any lagoon community. Budget for flood insurance and bulkhead upkeep. I worked construction, and bulkhead repair is one of the costs buyers underestimate most. Get it properly inspected before you close.
Route 9 traffic. Route 9 is the backbone of daily life here. It's convenient for errands and heavy at rush hour and on summer weekends.
Which section. A Bayville commuter, a Glen Cove boater and someone in a Holiday City 55+ community have very different days, even though they share a town hall. Get specific about the section.
Schools. Elementary students attend Berkeley Township's own elementary schools. Middle and high school are in the Central Regional School District, which Berkeley shares with Island Heights, Ocean Gate, Seaside Heights and Seaside Park.
