Ocean County specifically holds one of the largest concentrations of active-adult, age-restricted housing anywhere in New Jersey, and Monmouth County has its own smaller but genuine pockets of the same lifestyle. This guide pulls together what's real and specific about each cluster, not a marketing list, but the same honest, town-by-town approach used throughout this site, applied to the communities themselves.

One structural detail worth understanding before anything else: some active-adult communities operate as standard homeownership with a monthly HOA fee, while others, particularly several sections of Crestwood Village in Manchester, operate as land-lease cooperatives. That second model means no separate property tax bill, but a monthly community fee instead, which changes the real math on affordability in a way worth running carefully rather than assuming.

Ocean County

Manchester Township

Manchester holds the single largest concentration of active-adult housing in this guide, so extensive that it shapes the township's entire identity, including a median age of 64. The named communities include Leisure Village West, Leisure Knoll, Crestwood Village, Cedar Glen Lakes, Cedar Glen West, Pine Ridge at Crestwood, Renaissance at Manchester, and The Meadows. Daily life in these communities centers on the clubhouse, a morning swim or exercise class, an afternoon card game or ceramics session, dinner with neighbors who are also retired and also nearby. Most are largely self-contained, with residents rarely needing to leave except to shop. Berkeley Township

Holiday City–Silver Ridge Park is the umbrella name for one of the largest active-adult clusters on the entire Jersey Shore, actually spanning several separate 55+ developments under one general name. The scale here rivals Manchester's, giving buyers real choice among differently priced, differently amenitized communities without leaving the township. Barnegat Township

Barnegat's active-adult stock is newer on average than Manchester's or Berkeley's, appealing specifically to buyers who want modern floor plans over an older, more established retirement community. The named communities include Heritage Point (the largest of the four, with amenities to match), Four Seasons at Mirage, Heritage Bay, and Horizons. Greenbriar Oceanaire is a single, dominant, 900-acre gated active-adult golf community built by Lennar, with over 1,400 homes. Built out from 2002 through the mid-2010s, it substantially expanded Waretown's population and reputation, bringing resort-style amenities to what was previously a much smaller, quieter bayside town. What to Know Before You Buy Into an Active-Adult Community

Confirm ownership structure directly. Standard HOA ownership and land-lease cooperative models carry real cost differences, run the full monthly cost comparison against a traditional purchase before assuming one is cheaper than the other.

Scale varies enormously between communities. Manchester's and Berkeley's clusters offer real choice among many differently priced options within one town. Waretown's Greenbriar Oceanaire is a single, unified community. Neither is better, but they're different buying experiences.

Confirm current zoning and any HOA or cooperative bylaws directly before assuming what's allowed for modifications, guests, or rentals within a specific community, these rules vary meaningfully between developments.
