Lakewood Township, NJ: Community Guide

Local Knowledge. Shore Results. Updated October 2026

Lakewood was a resort town long before it was anything else. Wealthy New Yorkers came here for the season, and names like John D. Rockefeller and railroad magnate George Jay Gould had estates in town. Gould's estate is now the campus of Georgian Court University, right on the shore of Lake Carasaljo.

Today Lakewood is one of the fastest-growing towns in New Jersey. It had under 40,000 residents in the 1980s and 135,158 at the 2020 census. Growth like that shapes almost everything about buying here, from prices to how fast homes sell.

I'm Matt Quinn. I was born and raised in Ocean County, and I'm raising my own family in Lacey Township. Before real estate I worked construction, served as a police officer, worked as a health inspector, and spent more than ten years as Manchester Township's Chief Code Enforcement Officer. I also hold a zoning officer certification. I've seen what's behind the walls of a lot of shore houses. I'll tell you what a town is really like, and I'll tell you if it's the wrong fit for you.

Lakewood Township at a Glance

Lakewood is in northern Ocean County and sits fully inland, with no beach or bay access. It works as a regional hub of its own: the Garden State Parkway at Exit 89, a busy downtown and commercial corridors, Georgian Court University, and Lake Carasaljo near the center of town.

The first thing buyers should know: this is a fast, competitive market. Demand has stayed high as the town has grown, so check current inventory and pricing, and be ready to move when the right house comes up.

What Makes Lakewood Different

Landmarks: Georgian Court University, founded in 1908, sits on the former Gould estate along Lake Carasaljo. Ocean County Park, once part of the Rockefeller estate, gives the town a big stretch of green space. ShoreTown Ballpark, home of the Jersey Shore BlueClaws, is in Lakewood too.

Most desirable pockets: Lakewood is big, and neighborhoods vary a lot in age, lot size and price. You'll find older streets near downtown and the lake, newer developments, and active-adult communities. Tour more than one part of town before you decide.

Defining character: Growth. Few towns in New Jersey have added people this fast, and you see it in the construction, the traffic and the pace of the housing market.

Is Lakewood Township the Right Fit for You?

Lakewood works if you want a busy town with a strong local economy, plenty of shopping and quick Parkway access, and you don't need to be near the water. It also has active-adult communities if you're looking at 55+ living in northern Ocean County.

It's a harder fit if you want to be near the beach or you want a quiet town that doesn't change much. Lakewood is growing fast, prices have climbed, and there's competition for listings.

What It's Really Like to Live in Lakewood Township

Daily life runs through a busy downtown and the commercial corridors around it. Traffic is part of the deal, the way it is in any town growing this fast. When you want a break, you've got Lake Carasaljo, Ocean County Park and a BlueClaws game, and the beach is a drive east.

Schools & Everyday Life

Lakewood has its own public school district, and the township also has a large number of private schools. The township buses tens of thousands of students to private schools, which is a big part of the municipal budget and worth understanding as part of the tax picture. Research the specific schools for any address you're looking at.

What to Know Before Making the Move

This is a fast, competitive market. Population growth has kept demand high and turnover low. Expect competition for listings and be ready to move.

Confirm current property tax rates. Lakewood has grown quickly enough that tax figures can shift from year to year. Look at current rates and the municipal budget instead of older numbers.

Check zoning and what's planned nearby. As a certified zoning officer, I'd confirm the current zoning and any pending development near a property, given how fast this town keeps building.

Rising prices have pushed some buyers into neighboring towns. Limited inventory and climbing prices have led some buyers to look at nearby Jackson and Toms River too. Keep that in mind if you're comparing this whole corner of Ocean County.
