Ocean Grove NJ Homes for Sale

Local Knowledge. Shore Results.Updated October 2026

Walk toward the Great Auditorium in Ocean Grove between May and September and you pass rows of canvas tents, 114 of them, set up around a wooden auditorium finished in 1894. Ocean Grove is part of Neptune Township, and it has been a camp-meeting town since 1869.

The Ocean Grove Camp Meeting Association has owned much of the land since 1869 and reviews architectural changes alongside Neptune's Historic Preservation Commission, so understand that structure before you assume standard property rules apply. I've closed more than 50 transactions across Ocean and Monmouth County. If a house catches your eye, call or text me at (609) 709-2742 and I'll tell you what that street is really like.

What It's Like to Live in Ocean Grove

Ocean Grove is small, less than half a square mile, on the ocean, with Asbury Park right to the north. Its Victorian and early-20th-century architecture is one of the largest collections of its kind in the country, and the community was designated a state and national historic district in 1975.

The Great Auditorium seats more than 6,000 people and is still an active venue with a full calendar of concerts and events. The downtown is walkable, and Ocean Grove is a dry town: no alcohol can be bought or sold within its boundaries.

For getting around the region, the Garden State Parkway is a short drive west at Exit 100 in Neptune.

The Homes in Ocean Grove

Ocean Grove's housing is mostly late Victorian and early 20th century. Current listings include homes built in the 1880s and 1890s, a few from the early 1900s, and a handful of mid-century houses, newer houses and condos.

The tents are their own category. They're leased by the season from the Camp Meeting Association, and each one connects to a small shed with a kitchen and bathroom.

As of October 2026, there are 14 active Ocean Grove listings on the MLS, priced from $485,000 to about $3.15 million.

What to Know Before You Buy in Ocean Grove

The land lease. The Camp Meeting Association leases its land to property owners on 99-year renewable terms. You own the house, you still pay property taxes, and the ground rent and terms can vary from one lease to the next. Get a copy of the lease and confirm the ground rent early, and have your attorney review it before you're committed.

Two approvals for exterior work. Neptune requires a certificate of appropriateness from its Historic Preservation Commission before any exterior work in Ocean Grove, including new paint colors, siding, windows, roofs, fences and driveways. Many projects also need sign-off from the Camp Meeting Association. I'm a certified zoning officer, and this setup is unusual. If you're buying with renovation plans, confirm what's required with both before you close.

Dry town. No alcohol can be bought or sold in Ocean Grove. That rule goes back to its founding.

Beach hours. The beach traditionally closed on summer Sunday mornings. The state DEP ruled that it has to stay open, and in December 2025 the DEP Commissioner upheld that ruling. Check the current status if beach timing matters to you.
