The whole borough is under one square mile, which makes it one of the smaller towns in New Jersey. It's easy to overlook, and easy to confuse with its much bigger neighbor, Neptune Township. They're separate municipalities. Neptune City split off from Neptune Township in 1881, one of several boroughs, along with Avon-by-the-Sea and Bradley Beach, carved out of the original township over the following decades.
For a town this small, Neptune City has a lot going for it on practical grounds. You get good highway access, Shark River waterfront, and a walk to the beaches in Avon-by-the-Sea and Bradley Beach. Jersey Shore University Medical Center, one of the region's major hospitals, is right next door.

Neptune City at a Glance
Neptune City covers just 0.90 square miles and borders Avon-by-the-Sea, Bradley Beach and Neptune Township. It had 4,626 residents in the 2020 census. Route 35 runs right through the center of the borough, Route 33 forms its northern border, and Route 18 is just to the west. The Garden State Parkway and I-195 are both close by. That's a lot of highway access for a town this small.
The main thing buyers should know: Neptune City costs less than the beach towns right around it. Median sale prices generally ran in the $475,000 to $600,000 range as of late 2025, and you can still walk to the beaches in Avon-by-the-Sea and Bradley Beach.
What Makes Neptune City Different
Landmarks: Memorial Park, along the Shark River, is the center of the borough's waterfront recreation. Laird Avenue Park, the borough's first playground, and Joe Freda Park are part of the town's four public parks. The Neptune City Community Center has a gym, game room, exercise room and event space, and it gets used a lot. Jersey Shore University Medical Center, right next to the borough, is a major regional hospital within walking distance of many homes.
Most desirable pockets: The streets closest to the Shark River have the most waterfront feel and the easiest boating access. The areas near the Route 35 commercial corridor are the most convenient for shopping and dining, both in Neptune City and in Belmar just across the bridge.
Defining character: Neptune City is practical, affordable and well connected. It's tiny, but it's central enough that the whole Jersey Shore is within easy reach, and you don't pay beach-town prices for the address.
Is Neptune City the Right Fit for You?
Neptune City works if you want a lower price than the towns around it, easy highway and hospital access, and a walk to the ocean beaches in the next town over, all in a compact town that's easy to get around. It's a good fit for commuters and for anyone who puts everyday convenience ahead of a beachfront address.
It's a harder fit if you want oceanfront property or lots of shopping and dining inside the town itself. Neptune City is very small, and its main appeal is what it's close to. Take the borough's own climate concerns seriously too. It has recorded an increase in coastal flooding days, so check the flood zone status of any property near the Shark River.
What It's Really Like to Live in Neptune City
Daily life here is practical and well connected. Belmar's Beach Haus Brewery and 10th Avenue Burrito are a short walk away, Asbury Park is a short drive, and you can kayak or boat on the Shark River right from the neighborhood. The borough is so small that most errands take only a few minutes, whether you stay in Neptune City or head into one of the beach towns next door.
The Neptune City Community Center is an active hub for the town, and the four parks give you outdoor space even with the town's small footprint.
Schools & Everyday Family Life
The Neptune City School District serves kindergarten through 8th grade at Woodrow Wilson School. It's a small district with an 8.6-to-1 student-teacher ratio. High school students attend Neptune High School through a sending arrangement with Neptune Township Schools. Students can also apply to several selective Monmouth County Vocational School District academies: the Marine Academy of Science and Technology on Sandy Hook, High Technology High School in Lincroft, the Academy of Allied Health & Science in Neptune Township, Communications High School in Wall Township and Biotechnology High School in Freehold Township, plus the Performing Arts Program at Red Bank Regional High School.
What to Know Before Making the Move
Make sure you know which Neptune you're looking at. Neptune City and Neptune Township are separate municipalities. Neptune City is the small borough that split off in 1881. Neptune Township is much larger and includes Ocean Grove and Shark River Hills among its many sections.
Coastal flooding is a documented and growing concern. The borough's own published information notes more coastal flooding days and rising future risk. Check the current flood zone status for any property near the Shark River. I worked construction, and I'd get an actual elevation certificate before trusting a quoted premium.
High school runs through a sending arrangement. Neptune City students go to Neptune High School in Neptune Township. Check the current details of that arrangement as part of your decision.
Small town, small housing market. At under one square mile, expect limited inventory at any given time.
