At the north end of Aberdeen, the Sea Walk runs about half a mile along the old seawall at Cliffwood Beach, with benches, fishing outcrops and Raritan Bay on one side. Cliffwood is Aberdeen's Raritan Bay side, home to Cliffwood Beach, which offers bay waterfront at a more accessible price than Monmouth County's ocean-side towns.

What It's Like to Live in Cliffwood

Route 35 splits this part of town in two. Cliffwood Beach sits north of the highway, facing Raritan Bay and part of Keyport Harbor, with Matawan Creek separating it from Keyport. Cliffwood sits south of Route 35. Cliffwood Beach was a popular resort until the 1950s, with a boardwalk, a saltwater pool and amusements, before hurricanes in 1954 and 1955 wrecked most of the beachfront.

The rest of daily life looks like Aberdeen as a whole. It's a commuter town first. The Aberdeen-Matawan station has North Jersey Coast Line service, with door-to-door times to Manhattan generally running 60 to 90 minutes. The Henry Hudson Trail, a rail-to-trail path, connects several Bayshore towns, and most everyday errands are within a 10 to 15 minute drive.

Cliffwood's housing is a mix. Current listings include single-family homes from the 1940s and 1950s, condos built in the late 1980s, and newer construction at Anchors at Glassworks, with homes built in 2021 and 2023.

What to Know Before You Buy in Cliffwood

Flood zones and the bay. Cliffwood Beach is bay waterfront, and the original seawall took heavy damage in past hurricanes. Confirm the flood zone for any address and price out insurance before you commit.

Check the mailing address. Cliffwood uses ZIP code 07721, but Cliffwood Beach addresses use Keyport's 07735 even though they sit in Aberdeen. Check the actual tax bill so you know which town's numbers you're looking at.

Commute. Train times vary by departure and time of day. Check current schedules against your own commute before you count on a number.

Schools. Cliffwood is served by the Matawan-Aberdeen Regional School District, which shares Matawan Regional High School with neighboring Matawan.
