The Actual Tradeoff

Ask yourself one question first: do you want a boat behind the house?

If you do, Lacey is the stronger pick. The lagoon neighborhoods in Forked River and Lanoka Harbor put a dock in your backyard and Barnegat Bay a few minutes out the lagoon. That's what you're paying for in that higher median. West of Route 9, Lacey gets wooded and quieter, and prices come down.

If you don't need your own dock, Barnegat gets you newer construction for less money. The town grew by more than half in twenty years, so a lot of the housing is young: big developments like Ocean Acres, plus 55+ communities like Heritage Point and Four Seasons at Mirage. You still have the bay, with a public dock and a boat launch, and Route 72 puts LBI a short drive away.

The tax bills land close. Barnegat's rate runs a little higher, but its average bill is about $300 lower because homes there are valued lower on average. One more thing about Barnegat: Barnegat Lighthouse is on LBI, in a separate town called Barnegat Light. Buyers mix them up all the time.
