West Long Branch, NJ: Community Guide
Local Knowledge. Shore Results. Updated October 2026A normal afternoon here might be fishing at Franklin Lake Park's stocked lake with its fountain in the middle, then a walk around the borough. It's close-knit, the kind of place where business owners and customers tend to know each other by first name. West Long Branch is small, quiet and mostly residential. It's very different from the bigger, busier city next door that it takes its name from.
Monmouth University, founded in 1933, is a big part of the borough's identity. It has about 5,600 students and plays NCAA Division I athletics. For anyone thinking about West Long Branch, this is what matters most: how close you live to campus changes daily life more than almost anything else in this town.
I'm Matt Quinn. I was born and raised in Ocean County, and I went to Monmouth University, living in Long Branch and Elberon during college. Before real estate I worked construction, served as a police officer, worked as a health inspector, and spent more than ten years as Manchester Township's Chief Code Enforcement Officer. I also hold a zoning officer certification. I've seen what's behind the walls of a lot of shore houses. I'll tell you what a town is really like, and I'll tell you if it's the wrong fit for you.

West Long Branch covers about 2.89 square miles in eastern Monmouth County. It borders Eatontown, Long Branch, Ocean Township and Oceanport. The key thing for buyers: this town has two personalities. Around Monmouth University, the neighborhood works like a college-town district, with a large student population and short commutes. The rest of the borough is quiet, established and residential, and most single-family homes there run $550,000 to $850,000.
What Makes West Long Branch Different
Landmarks: Monmouth University's campus includes the Murry and Leonie Guggenheim Memorial Library, housed in the former Guggenheim mansion. The house was built in 1905, given to the school in 1960 and dedicated as a library in 1961, and it's a landmark on a beautiful, historic campus. Franklin Lake Park is the center of community life, with a stocked fishing lake, a walking trail of nearly a mile, a gazebo for live concerts, a Friday farmers market, Fourth of July fireworks and an October Fall Festival. Monmouth University's Leon Hess Business School is a well-known regional business school.
Most desirable pockets: The Monmouth University neighborhood is walkable and lively, though the energy rises and falls with the school year. The borough's other residential streets are quiet and lined with sidewalks, with generous lots, mature trees and well-kept lawns. Housing is a mix of modern builds, split-level ranches and Colonial Revival homes.
Defining character: A small-town, first-name-basis community with college-town energy around Monmouth University. You get two different atmospheres inside one small, quiet borough.
Is West Long Branch the Right Fit for You?
West Long Branch works if you want a quiet, close-knit small town near the ocean (about a mile from the university) with a strong regional high school, plus the amenities and energy that come with a mid-sized private university. It's a good match if you want the Monmouth University neighborhood for its walkability and short commutes, or if you're an investor looking at the student rental market.
It's a harder fit if you don't want any college-town rhythm. The Monmouth University neighborhood changes with the academic calendar: quieter in summer, livelier during the school year. Confirm the specific neighborhood and its distance from campus, because the feel of the university area is different from the rest of the borough.

What to Know Before Making the Move
Get specific about distance from Monmouth University for any address you're considering. The neighborhood right around campus is livelier and more transient than the borough's other residential streets.
Vacancy near the university runs higher than in a typical suburban neighborhood. Part of that is the seasonal, student-driven rental market, which matters if you're an investor or buying in that area. I'm a certified zoning officer, and if you're buying near campus for rental income, I'd confirm current zoning and any local rental-permit requirements before assuming you can rent the property that way.
Shore Regional High School is a shared regional school. Confirm the current details of the sending relationship.
West Long Branch is inland but close to the water. The Monmouth University section is within about a mile of the Atlantic Ocean, though the town itself isn't oceanfront.
Common Questions About Living in West Long Branch
Is West Long Branch the same as Long Branch?
No. They're separate municipalities. West Long Branch split off from what was then Eatontown Township in 1908, after residents felt they weren't getting a fair return on their taxes. It takes its name from neighboring Long Branch but didn't split from it. Today it's a smaller, quieter, more residential borough than the city of Long Branch.
Is the Monmouth University area a good neighborhood to live in?
Residents say yes. They point to its beauty, charm, walkability and good schools, along with the college-town energy.
How are the schools?
Solid. The borough's own PreK-8 district runs two schools, and Shore Regional High School is an International Baccalaureate World School.
Is West Long Branch affordable?
Moderately. Most single-family homes run $550,000 to $850,000, larger four-bedroom homes reach upward of $900,000, and condos start just under $400,000.
A Local Perspective on Living Here
Longtime residents describe West Long Branch by its lasting small-town character. Relationships between neighbors, business owners and old classmates go back years, even decades, even though much larger, busier Long Branch is minutes away. Monmouth University adds energy and a younger feel to that quiet backdrop, and residents tend to see that as an asset.
Thinking About Moving to West Long Branch?
If you like West Long Branch's quiet, small-town feel but want more commercial energy and direct oceanfront access, neighboring Long Branch gives you that on a bigger scale. Oceanport is a similarly small, quiet option nearby.
I was a Monmouth University student myself, so I know how different life feels a block from campus compared to a ten-minute walk away. Tell me how close you want to be to that energy, and I'll point you to the right streets.
