Monmouth Beach, NJ: Community Guide
Local Knowledge. Shore Results. Updated October 2026Walk along Ocean Avenue in Monmouth Beach and you'll pass the Monmouth Beach Bath & Tennis Club, the white building with the green roof that's stood here since 1910. Most of the town's grand Gilded Age oceanfront "cottages" were lost over the decades to fire, storms or redevelopment. The club is one of the few that survived. The borough took over the club in 1923 after its original owner lost it to unpaid taxes, and a group of members took it private in 1947. It's run continuously ever since, a real link to the town's resort-era days.
Monmouth Beach sits on a narrow barrier spit just south of Sea Bright, and the two towns share the same heavily protected coastline. The Sea Bright-Monmouth Beach Seawall runs 4.7 miles along both towns. It's one of the most heavily engineered stretches of shoreline on the Jersey Shore, built because storms have been hitting this narrow peninsula since the late 1800s. If you're thinking about buying here, you need to understand that shared geography and the risk that comes with it.
I'm Matt Quinn. I was born and raised in Ocean County, and I went to Monmouth University, living in Long Branch and Elberon during college. Before real estate I worked construction, served as a police officer, worked as a health inspector, and spent more than ten years as Manchester Township's Chief Code Enforcement Officer. I also hold a zoning officer certification. I've seen what's behind the walls of a lot of shore houses. I'll tell you what a town is really like, and I'll tell you if it's the wrong fit for you.

Monmouth Beach at a Glance
Monmouth Beach sits on a narrow barrier peninsula between the Atlantic Ocean and the Shrewsbury River, just south of Sea Bright and north of Long Branch. It had 3,174 residents in the 2020 census. The borough includes a northern section historically known as Galilee. Route 36 (Ocean Avenue) runs the length of town and continues north into Sea Bright. An 1878 newspaper account called that road "one of the most magnificent drives in the world," with the ocean on one side and the Shrewsbury River on the other. The description fits Monmouth Beach's stretch just as well.
The main thing buyers should know: this is private beach club country. Monmouth Beach's own Bath & Tennis Club and several similar clubs in neighboring Sea Bright charge substantial membership fees and have waiting lists. For a lot of residents, club life is what summer is about. That's a different setup from the public beach badge model you see in most Jersey Shore towns.
What Makes Monmouth Beach Different
Landmarks: The Monmouth Beach Bath & Tennis Club, built in 1910, is the town's most important architectural landmark. More than 40 bathhouses have been added over the decades, and a $3 million renovation was finished in 2007. The Sea Bright-Monmouth Beach Seawall protects the whole narrow peninsula, a piece of coastal engineering that goes back more than a century.
Most desirable pockets: Oceanfront homes along Ocean Avenue, especially those near the Bath & Tennis Club or with access to it, bring the town's highest prices. Homes facing the Shrewsbury River give you a different kind of waterfront, with calmer water and boating access.
Defining character: Monmouth Beach is shaped by its narrow barrier-peninsula geography and its beach club culture. It's a small, quiet oceanfront town, and in summer a lot of daily life revolves around private club membership. There's no public boardwalk scene.
Is Monmouth Beach the Right Fit for You?
Monmouth Beach works if you want quiet oceanfront living with access to a historic private beach club culture, a short drive from everything in Sea Bright, Rumson and Long Branch. It's best if you're comfortable with the private-club model of beach access, because public, guarded beach options are more limited here than in towns built around a municipal boardwalk.
It's a hard fit if you want a walkable boardwalk or lots of public beach amenities. The coastline here leans private and club-based, so check current public beach access options before you assume you'll get a boardwalk-town experience. Take the peninsula's storm history seriously too. This stretch of coast has been hit by major hurricanes and nor'easters going back to 1938, and flood risk should be at the center of your homework from day one.
What It's Really Like to Live in Monmouth Beach
Daily life on this narrow peninsula centers on the water: the ocean on one side and the Shrewsbury River on the other, each shaping the town in its own way. In summer, a lot of residents are at the Bath & Tennis Club or one of the nearby Sea Bright clubs for swimming, tennis and the social life that comes with membership.
The town is small and narrow, so errands, dining and shopping usually mean a short drive to Long Branch or Rumson. Close to home it stays quiet and residential, with much less commercial development than the shore towns farther south.
Schools & Everyday Family Life
Monmouth Beach Elementary School serves preschool through 8th grade and is the only school in the Monmouth Beach School District. High school students attend Shore Regional High School in West Long Branch, a regional district shared with Sea Bright and Oceanport. That gives Monmouth Beach students a bigger high school than the borough's small district could support on its own.
What to Know Before Making the Move
This coast has a documented storm history. Major hurricanes and nor'easters have hit this narrow peninsula again and again over the past century, most recently Hurricane Sandy in 2012. Flood zone status and elevation should be central to any purchase here. I worked construction, and I'd get an actual elevation certificate before trusting a quoted flood premium.
Beach access is mostly through private clubs. If you don't plan to join a club, check the current public beach access options first. This stretch of coast relies on membership-based beach access more than most Jersey Shore towns.
The peninsula is narrow. Homes here sit between the ocean and the Shrewsbury River on a strip that's often just a few blocks wide. Understand the flood and evacuation issues that come with that geography.
There isn't much commercial in town. Most dining and shopping is a short drive away in Long Branch or Rumson.
Common Questions About Living in Monmouth Beach
What is the Monmouth Beach Club?
A historic private bath and tennis club on Ocean Avenue, built in 1910. It's the borough's most important surviving architectural landmark and the center of summer social life for its members.
Is Monmouth Beach on the ocean or the river?
Both. It sits on a narrow barrier peninsula with the Atlantic Ocean on one side and the Shrewsbury River on the other.
Is beach access public or private in Monmouth Beach?
Mostly through private clubs, like neighboring Sea Bright. If club membership isn't part of your plan, check the current public access options.
Has this area been affected by major storms?
Yes, many times. The Sea Bright-Monmouth Beach Seawall exists because this peninsula has taken serious storm damage going back to at least 1938, including a major hit from Hurricane Sandy in 2012.
A Local Perspective on Living Here
Longtime residents and local historians describe Monmouth Beach by what has survived. One grand clubhouse still stands where dozens of Gilded Age oceanfront "cottages" once lined Ocean Avenue, and most of the rest were lost to fire, storms or redevelopment. Residents see that as a sign of what the community values, and as a reminder of how exposed this narrow strip of coast is.
Thinking About Moving to Monmouth Beach?
If you like Monmouth Beach's club culture and quiet feel but want more public beach facilities, look at Long Branch just to the south. Rumson, inland, gives you a similarly upscale feel with river frontage instead of ocean.
Barrier-peninsula towns like Monmouth Beach reward buyers who take the flood and storm history as seriously as the club waiting list. Ask me for the flood numbers before you ask about the waiting list.
