Along Route 539 in Cream Ridge, Rutgers University runs an agricultural research center that works on fruit, ornamental and specialty crops. Around it you'll find a winery, golf courses and acres of preserved farmland. Cream Ridge is the slightly more developed side of Upper Freehold, Monmouth County's last significant rural landscape.
I've closed more than 50 transactions across Ocean and Monmouth County. If a house here catches your eye, call or text me at (609) 709-2742 and I'll tell you what that road is really like.
Cream Ridge takes up the south-central part of Upper Freehold Township. Miry Run flows west through it into Crosswicks Creek, which forms its western edge. Farming still sets the tone: fruit and vegetable stands, horse farms and preserved open space that is still worked.
Daily life is quiet and spread out. Shopping inside the township is limited, so bigger errands usually mean a drive to Allentown, Freehold or farther into central New Jersey. Interstate 195 is close by for trips toward Trenton, the shore or Philadelphia.
The open land is no accident. Upper Freehold protects thousands of acres through a Farmland Preservation Program, paid for by a tax that its voters were the first in the county to approve.
Cream Ridge housing is a mix. On the current MLS list you'll see farmhouses from around 1900, homes on larger lots built from the 1970s through the 2000s, and a newer home from the 2010s. Some rural parcels carry farmland assessment, and values swing a lot by lot size and zoning. Everything here is inland, so there is no lagoon or bay frontage to factor in.
As of October 2026, there are 26 active Cream Ridge homes and condos on the MLS, listed from $57,000 to $1,600,000. The bottom of that range is a few small one-bedroom units, so compare like with like.
Zoning and farmland. Farmland preservation affects zoning and future development on individual properties. I'm a certified zoning officer, and I'd confirm with the township exactly what a parcel allows before you assume you can build on it or subdivide it.
The ZIP code crosses a county line. The 08514 ZIP code reaches into Ocean County, so a Cream Ridge mailing address is not always in Upper Freehold. Check the municipality, the school district and the actual tax bill for the specific property.
Pace. Homes in Upper Freehold tend to stay on the market longer than in most of Monmouth County. Expect a patient process, and check the market report for current days-on-market numbers.
Schools. Upper Freehold is served by the Upper Freehold Regional School District: Newell Elementary, Stone Bridge Middle School and Allentown High School.

Before you fall for the acreage, ask me how a parcel's farmland-assessed status or zoning affects what you can build or subdivide. On a rural property here, that detail changes the math more than almost anything else.
