Belmar, NJ: Community Guide

Local Knowledge. Shore Results. Updated October 2026

A summer night here might end at D'Jais, the beach-facing bar and dance club that has been on Ocean Avenue since 1959. That tells you a lot about Belmar's reputation. Belmar and neighboring Lake Como make up one of the most concentrated nightlife areas anywhere on the Jersey Shore.

That's only half the picture. Longtime residents will tell you about the schools, the close-knit community, the beach, the river, the marina, the restaurants, downtown shopping, community recreation, and the quiet of their own homes. Belmar is a famous summer nightlife spot and a close-knit, well-regarded year-round town at the same time. Which one you live in depends a lot on your block and the season.

I'm Matt Quinn. I was born and raised in Ocean County, and I went to Monmouth University, living in Long Branch and Elberon during college. Before real estate I worked construction, served as a police officer, worked as a health inspector, and spent more than ten years as Manchester Township's Chief Code Enforcement Officer. I also hold a zoning officer certification. I've seen what's behind the walls of a lot of shore houses. I'll tell you what a town is really like, and I'll tell you if it's the wrong fit for you.

Belmar at a Glance

Belmar is a mile-long beach town on the Atlantic in central Monmouth County. It had 5,907 residents at the 2020 census, and the median age is roughly 49. That's older than the nightlife reputation suggests, and it reflects a stable resident base that lives here alongside the summer crowd. The Belmar Marina anchors the boating and fishing culture, and the borough hosts the Belmar Pro, a long-running surf contest.

The key thing for buyers: home values here are high and have climbed fast over the last couple of years. Those prices come with a stable, year-round resident community, which is Belmar's other identity beyond the bar scene.

What Makes Belmar Different

Landmarks: D'Jais, open since 1959, and Bar Anticipation, just over the line in Lake Como, anchor the Belmar and Lake Como nightlife district. It's regularly named among the busiest bar scenes on the Jersey Shore. The Belmar Marina and the newer 9th Avenue Pier give the town a working-waterfront and boating side to go with the beach. Silver Lake Park and the Belmar Arts Center are part of the everyday, resident side of town.

Most desirable pockets: Blocks closest to the beach and boardwalk bring the highest prices, and they're closest to the nightlife. West Belmar, just inland, is quieter with more owner-occupied homes. Keep in mind that West Belmar is a section of neighboring Wall Township, so it has its own taxes and schools.

Defining character: Two identities at once. Belmar is one of the most active nightlife spots on this stretch of shore, and it's also a well-regarded, close-knit year-round town. Both are true. Decide which version of Belmar you're buying into on the specific block you're looking at.

Is Belmar the Right Fit for You?

Belmar fits you if you want beach-town energy, nightlife, and a lively boardwalk, along with well-regarded schools and an active year-round community. It works well for younger professionals and families who want a solid address within walking distance of some of the Shore's most famous bars.

It's a harder fit if you want quiet evenings close to the water. The blocks nearest D'Jais and Bar Anticipation get steady noise and crowds on summer weekends. If quiet is a priority, look at West Belmar in Wall Township, or check how far a property sits from the nightlife corridor. Not every Belmar street is a quiet residential street.

What It's Really Like to Live in Belmar

Life here depends on location and season. Near the beach and Ocean Avenue in summer, the pace is intense: surfers and sunbathers by day, a packed bar and club scene at night, and the Belmar Pro drawing big crowds. In the borough's residential interior, things stay calmer all year. It feels like a smaller version of small-town New Jersey, and residents point to the local schools again and again as a reason to live here.

The marina and the 9th Avenue Pier add a working-waterfront side that's separate from both the nightlife and the neighborhoods: fishing charters, boaters, and a waterfront bar scene of their own.

Schools & Everyday Life

Residents and outside rankings consistently describe Belmar's public schools as highly rated. One long-term resident named the school system and the close-knit community as reasons for staying. Belmar is small, so confirm the current district structure and the high school sending arrangement. Several small Monmouth County shore boroughs share regional systems.

What to Know Before Making the Move

Get specific about the block. A beachfront street near D'Jais and a quiet interior block feel completely different in noise, crowds, and pace. Tour several sections before you decide what living in Belmar means for you.

Cost of living and the pace of development are resident concerns. Even people who love the town bring up affordability and all the new construction. This is an expensive market, and it's still being built out. As a certified zoning officer, I'd confirm the current zoning on any property near active redevelopment so you know what could go up next door.

Summer weekend noise near the nightlife corridor is constant. Check how close any property is to D'Jais, Bar Anticipation, and the Ocean Avenue and Main Street bar district.

West Belmar is in Wall Township. If you're shopping West Belmar, you're buying in Wall. Confirm the taxes and school assignment for that address.

Common Questions About Living in Belmar

Is Belmar a nightlife town or a quiet residential town?

Both, depending on where and when. The nightlife is concentrated near the beach and Main Street. The year-round community is described by residents as close-knit and residential, and nearby West Belmar in Wall Township is quieter still.

How are the schools?

Highly rated, according to outside rankings and residents. Families often name them as a reason they stay long-term.

Is Belmar expensive?

Yes. Home values run well above the national average, and residents themselves bring up affordability as an ongoing concern.

What's the nightlife actually like?

Busy and concentrated. Belmar and neighboring Lake Como form one of the most active bar and club districts on the Jersey Shore, anchored by D'Jais (open since 1959) and Bar Anticipation.

A Local Perspective on Living Here

Longtime residents talk about Belmar with a lot of affection for both sides of it. The same person who complains about summer crowds near the beach will tell you how proud they are of the schools and the year-round community underneath the seasonal noise. Residents say it's worth the tradeoffs, as long as you understand both sides going in.

Thinking About Moving to Belmar?

If you like Belmar's energy but want more quiet on your own street, look at West Belmar, the section of Wall Township just inland. If you want a beach town like Belmar with much less nightlife nearby, Bradley Beach and Avon-by-the-Sea just to the north offer a calmer version of the same coastal life.

I've sold in towns with this kind of split identity before. The buyers who end up happiest decide which version of the town they want before they tour. Tell me which version you're picturing and I'll tell you if it exists.
