Pricing pulled from active MLS residential and condo listings, October 2026: 86 with Seaside Heights addresses and 19 with Seaside Park addresses. Both are small samples, Seaside Park's especially, so a few listings can move either median a lot. The Seaside Heights mailing address also covers a handful of homes outside the borough, on Pelican Island and in Toms River, so the Seaside Heights figure includes a few of those. The Seaside Park figure includes South Seaside Park, the section moving from Berkeley Township to Seaside Park in 2026. Tax rates are 2025 effective rates and 2025 average residential tax bills from the NJ Division of Taxation, and they cover Seaside Park as it stood before that change.
The Actual Tradeoff
Ask yourself one question first: do you want the boardwalk outside your door, or a quiet street a short walk from it?
If you want the boardwalk, Seaside Heights is the stronger pick. Casino Pier, the rides and the arcades are right there, and that draw turns into short-term rental demand. The season is short, so run any rental numbers conservatively. The town is also in the middle of a redevelopment push, with new housing going up on former nightclub sites, and height rules along the Boulevard have changed more than once in the last few years. Confirm the zoning on any specific parcel.
If you want quiet, Seaside Park costs more. Its median list price runs about $725,000 higher. The boardwalk there has benches and beachgrass, houses sit back from the dunes, and Island Beach State Park, with roughly 10 miles of protected beach, starts at the south end of town. From the northern blocks you can still walk or bike to the Seaside Heights rides. Watch for one quirk: some Seaside Park homes sit on leased land, which can mean extra monthly payments and different insurance requirements. Confirm who owns the land before you assume a lower price is a deal.
Taxes cut the other way. Seaside Park has the lower rate, 1.083% against 1.432%, but its average bill is about $2,300 higher because homes there are valued higher on average. Both towns send 7th through 12th grade to the Central Regional School District. Flood insurance is a big cost in both, so check the flood zone and elevation for the exact property.
