Pricing pulled from active MLS residential and condo listings, October 2026: 52 with Red Bank addresses and 8 with Fair Haven addresses (Fair Haven borough). The Red Bank mailing address (07701) also covers parts of Middletown Township, so the Red Bank figure includes some listings outside the borough. With only 8 listings, the Fair Haven median falls halfway between a $1,669,000 listing and a $3,200,000 listing, so it can move a lot as homes sell and list. Tax rates are 2025 effective rates and 2025 average residential tax bills from the NJ Division of Taxation.

The Actual Tradeoff

Ask yourself one question first: do you want to walk to dinner and a show, or come home to a quiet street?

If you want the walk, Red Bank is the stronger pick. Dozens of restaurants sit on and around Broad Street, the Count Basie Center and Two River Theater run shows all year, and the North Jersey Coast Line stops downtown. The price range is wide, from condos and smaller homes at the low end to Navesink River homes at the top. The cost is crowds. Downtown gets busy on event nights, parking near the core is competitive, and you'll want to check how close any address is to nightlife noise.

If you want quiet, Fair Haven is a small borough of sidewalk-lined streets right next door. The Fair Haven Municipal Ramp, at the north end of Battin Road, gives every resident access to the Navesink for fishing and crabbing, and Fair Haven Fields has 1.65 miles of wooded trails around a 2-acre pond. The cost is price and inventory. Only 8 homes were listed when I pulled these numbers, and the lowest was $999,000.

The tax picture runs the other way from the rates. Fair Haven's effective rate is lower, but its average residential bill is about $8,000 higher because homes there are assessed much higher on average. For high school, Red Bank is served by Red Bank Regional High School in Little Silver, and Fair Haven by Rumson-Fair Haven Regional High School. On any river property in either town, check the flood zone and get an elevation certificate.
