Pricing pulled from active MLS residential and condo listings, October 2026: 146 in Long Branch (142 with Long Branch addresses plus 4 with Elberon addresses, a section of the city) and 80 with Asbury Park addresses. The MLS files Asbury Park mailing addresses that sit in neighboring towns, like Ocean Township, under those towns, so the 80 are in the city itself. Tax rates are 2025 effective rates and 2025 average residential tax bills from the NJ Division of Taxation.
The Actual Tradeoff
Ask yourself one question first: do you want room to spread out, or everything within a few blocks?
If you want room and range, Long Branch is the stronger pick. The city covers more than three times the land of Asbury Park, and the housing runs from historic estate homes in Elberon and West End to the newest oceanfront condos around Pier Village and the Beachfront districts. Seven Presidents Oceanfront Park gives you a mile-long public beach. Just over half of Long Branch's active listings (77 of 146) were priced at $1,000,000 or more, and that's what pushes the median up.
If you want everything close, Asbury Park puts the boardwalk, Cookman Avenue's restaurants and shops, the Stone Pony and the train station inside one small, walkable grid. A lot of the housing is historic, including the Victorians in the northwest section, and new condos have gone up near the oceanfront. Fewer of its listings sit at the top: 30 of 80 were at $1,000,000 or more. Older Victorians can carry big renovation costs and sometimes preservation rules, so budget for upkeep.
The tax picture flips. Asbury Park's effective rate is higher, but Long Branch's average bill is about $1,500 higher because homes there are valued higher on average. Both cities are still mid-turnaround, and in both the oceanfront is further along than the blocks inland, so tour more than one section before you decide.
