Pricing pulled from active MLS residential and condo listings, October 2026: 42 with Holmdel addresses (Holmdel Township) and 89 with Middletown, Lincroft, Belford, Leonardo or Port Monmouth addresses (Middletown Township). The Holmdel post office also serves part of Middletown, so the Holmdel figure may include a few Middletown homes. Some Middletown homes carry Red Bank, Rumson, Atlantic Highlands or Holmdel addresses. Those post offices also serve other towns, so listings with those addresses are left out of the Middletown figure. Tax rates are 2025 effective rates and 2025 average residential tax bills from the NJ Division of Taxation.
The Actual Tradeoff
Ask yourself one question first: do you want large-lot inland living, or a big township with bay and river frontage and a wide range of price points?
If you want the large lots, Holmdel is the stronger pick. Sought-after subdivisions like Fox Chase and Beau Ridge, quiet streets through preserved farmland, and custom estates are what you're paying for in that higher median. In October 2026, active Holmdel listings ran from $525,000 to $6,500,000. You also get Bell Works, the PNC Bank Arts Center and Holmdel Park close to home. Holmdel is entirely inland, though, with no beach or bay frontage of its own, and summer concert nights at the Arts Center bring traffic to the surrounding area.
If you want water nearby or more price points, Middletown gives you more choices for less money. The sections price very differently. In October 2026, active listings in the Bayshore villages of Belford and Leonardo started at $350,000, while Lincroft listings ran from $875,000 to $2,199,999. The Middletown train station has direct NJ Transit service to New York Penn Station, usually 65 to 80 minutes depending on the train, and the SeaStreak ferry runs from neighboring Highlands.
On taxes, Middletown's rate runs a little higher, but its average bill is about $4,227 lower because homes there are valued lower on average. One more thing about Middletown: pick a section before you tour, and do flood zone homework on any address near the water.
