Five Showings In, Something Still Wasn't Right
A husband and wife relocating from North Jersey and I had already talked through what they thought they wanted. We toured five properties across three different neighborhoods. By the last one, I could tell something was off, not with the house itself, with her.
I asked. It took a few honest minutes to get to the actual issue, something about the feel of those neighborhoods that none of the houses themselves could fix. Nothing on our original list was going to solve it, because the problem was never the house.
The Neighborhood She'd Never Heard Of
Once I understood what she actually needed, I suggested a neighborhood that hadn't come up once in our earlier conversations, one she'd never even heard of before that afternoon. We looked at two houses there. We had an accepted offer that same evening.
Ten years of doing this the same way every time is what made that possible: understand the actual life someone's trying to build before a single showing gets scheduled, so that when the first list doesn't work, there's already a real second option ready, not a scramble.
Why This Matters More for Relocation Buyers
A local buyer already knows what they don't want. A relocating buyer usually doesn't, they're relying entirely on someone else's read of a market they've never lived in. That's real responsibility, and it means knowing when to stick with the plan and when to call an audible, sometimes mid-tour, based on what someone's actually telling you underneath what they said they wanted going in.
Why This Is Also Just Good Business
Most of what I do comes from referrals, not advertising. That's not an accident. A buyer who ends up in the right neighborhood, even one they'd never heard of walking in, is a buyer who tells their friends, their coworkers, their family, about the agent who actually listened. The system works because it's built to catch exactly this kind of thing before it becomes a wasted tour or a missed offer.
