Why Most of My Buyers Skip the Month-Three Wobble

The Adjustment Period Is Real

Almost everyone who relocates hits a moment around month two or three where they quietly wonder if they made the right call. That feeling usually has nothing to do with the house. It comes from building a life somewhere new: new routines, new faces, and no default group of friends yet. It's normal, and it passes for almost everyone who works through it.

It also tends to show up as a specific kind of surprise. Something about the town that nobody mentioned, discovered the hard way once the newness wears off and you're living there instead of visiting.

Why It Mostly Doesn't Happen to My Buyers

In ten years of doing this, only three buyers I've worked with have moved again after closing. None of them left because they regretted the town or the house. They moved to be closer to family or closer to work.

That comes from doing the hard part before the offer instead of after closing. If you already understand the rhythm of a town before you sign anything, including the commute, the season, the neighbors, and the pace, there's a lot less left to find out once the boxes are unpacked.

The Kind of Thing That Usually Causes the Wobble

It's rarely one big thing. It's small, specific surprises that add up:

  • Finding out Route 72 through Stafford turns into a parking lot on summer Saturdays after you've already committed to a barrier island commute.
  • Realizing a town you pictured as walkable is a five-minute drive to everything once you live there, after touring it on a quiet Tuesday.
  • Watching the whole feel of an island change when the traffic lights switch over to blinking yellow for the winter, and wondering why nobody mentioned it.

None of that is a reason to avoid a town. These are details that are easy to miss on a single showing and obvious the moment you're living with them. That's why I walk my buyers through them up front, so nobody finds out on their own in month three.

What That Means for You

If you're relocating, the goal goes beyond finding a house you like on a Tuesday tour. You want to arrive somewhere you understand well enough that month three feels like routine instead of regret.

That's the whole reason this site leads with the town before the listings. It's the same conversation I have with every relocation buyer before I ever schedule a showing.
