Lacey Township
One of the more boating-oriented townships on the Jersey Shore, with a genuinely large stock of lagoon-front homes offering direct boat access to Barnegat Bay, without barrier-island pricing. What to Know Before Buying Waterfront
Bulkhead maintenance is typically the homeowner's responsibility, not the town's. On lagoon properties, the seawall protecting your yard from the water is usually owned and maintained by the homeowner, a real cost to budget for, especially on older properties.
Flood insurance is essentially universal on true waterfront, and the cost varies significantly based on a home's elevation relative to Base Flood Elevation. Get an actual elevation certificate before assuming a quoted premium is accurate.
From my own construction background, I'd always recommend getting a bulkhead or dock's actual condition professionally assessed before closing, not just a visual look from the yard, repair costs here are consistently underestimated by buyers.
