Stand on Route 35 in Ortley Beach and you've got the Atlantic on one side and Barnegat Bay on the other, with Lavallette to the north and Seaside Heights to the south. This stretch of the barrier peninsula is part of Toms River Township, officially called Dover Beaches South.
I spent a lot of my teenage years at Joey Harrison's Surf Club before Hurricane Sandy took it in 2012. If a house here catches your eye, call or text me and I'll tell you what that block is really like. The newest Ortley Beach listings are at the bottom, updated from the MLS.
Ortley Beach is classic Jersey Shore beach living: summer energy, ocean access, and Lavallette and Seaside Heights right next door for dining and nightlife. It's busy in summer, and it has a year-round community too.
Route 37 crosses Barnegat Bay on the Mathis and Tunney bridges between the Toms River mainland and Seaside Heights, which is how most trips to the mainland side of the township start. That's where you'll find the downtown, county government and Community Medical Center.
One quirk to know: Toms River's other island section, Dover Beaches North, doesn't connect to Ortley inside the township. Lavallette, a separate borough, sits between them.
Ortley took some of the worst flooding of Sandy on this stretch of the shore, and its housing stock was hit hard. The rebuild changed the look of the neighborhood. Much of what's for sale now was built after 2012, alongside older homes and condos from the 1950s and 1960s.
Expect a mix of single-family homes and condos. As of October 2026, there are 12 active Ortley Beach listings in the MLS, priced from $349,000 to about $3.7 million.
Flood zone and rebuild history. Check the flood zone, elevation and any rebuild or elevation history on every house. I've seen post-Sandy rebuilds done well and others done to the bare minimum. A qualified inspector should tell you which one you're looking at.
Flood insurance. Get a quote for the exact address before you write an offer. On the barrier peninsula it's a real line item, and it varies house by house.
Getting around. Remember that Dover Beaches North is only reachable through Lavallette. Keep that in mind if you're comparing the two sections.
Schools. Ortley Beach is part of Toms River Township, served by Toms River Regional Schools. Confirm the school assignment for the exact address.

Compare Ortley Beach with Lavallette's more residential stretch of the peninsula before you decide. They sit side by side, and they live differently. I'll walk you through the block-level details, from flood history to how a house was rebuilt.
