Surf City, NJ: Community Guide

Local Knowledge. Shore Results. Updated October 2026

Take an evening walk down Long Beach Boulevard here and you'll pass galleries like MT Burton, Solace, SwellColors and Firefly with their doors open, live music playing and new work on the walls. This small barrier-island town takes its creative community seriously. On an 18-mile island built mostly around beaches and boardwalks, that stands out. Gallery by gallery, Surf City has become LBI's arts enclave.

The town has gone by three names. In the 1830s and 40s it was known informally as "Buzby's Place," the home of the Mansion of Health, one of the earliest big boarding hotels on the Jersey Shore. After the hotel burned down in 1874, residents started calling the community "Long Beach City" in 1875, and the borough incorporated under that name in 1894. It got mixed up with Long Beach, Long Branch and Long Island often enough that the borough council renamed it Surf City by resolution in 1899.

I'm Matt Quinn. I was born and raised in Ocean County, and I'm raising my own family in Lacey Township. Before real estate I worked construction, served as a police officer, worked as a health inspector, and spent more than ten years as Manchester Township's Chief Code Enforcement Officer. I also hold a zoning officer certification. I've seen what's behind the walls of a lot of shore houses. I'll tell you what a town is really like, and I'll tell you if it's the wrong fit for you.

Surf City at a Glance

Surf City sits in the middle of Long Beach Island, with Harvey Cedars to the north and Ship Bottom to the south. It covers just 1.32 square miles, and nearly half of that is water. The 2020 census counted about 1,243 year-round residents, which is small even for LBI. The central location and the commercial strip along "the Boulevard" make it feel busier than its size suggests.

What buyers should know first: Surf City is one of the few LBI towns with a cultural identity beyond beach tourism. It has a working community of artists and gallery owners who say they actively support each other.

What Makes Surf City Different

Landmarks: The gallery row on Long Beach Boulevard gives Surf City an arts-district identity unlike anywhere else on the island. It includes MT Burton Gallery & Clay Studio, Solace Studio & Gallery, SwellColors Glass Studio, Firefly Gallery and Ginny Friedman Studio. Country Kettle Fudge, whose fudge-making goes back to 1955 and which opened its first LBI shop in Beach Haven in 1961, also runs a Surf City location on the Boulevard that has become a local landmark. Mansion Cove, the bayside cove near South First Street, still carries the name of the town's original 19th-century hotel.

Most desirable pockets: Homes on or near the Boulevard put the galleries and restaurants within walking distance. The quieter residential streets away from the commercial strip feel more like a typical beach town, and that same walkable center is still close by.

Defining character: The arts community. Surf City could have stayed a generic beach stop in the middle of the island. Over the last couple of decades it built a creative identity that keeps itself going.

Is Surf City the Right Fit for You?

Surf City fits buyers who want central LBI convenience, with walkable shops, restaurants and a cultural scene, but less commercial bustle than Beach Haven and more going on than the island's quiet northern tip. It's a great match if the arts community itself draws you, whether you collect, make art, or just like having that in your daily life.

It's a harder fit if you want maximum seclusion. Being central with a busy commercial strip means more foot traffic and activity than Harvey Cedars or Loveladies just north. Families should also confirm the current school setup, since it changed recently.

What It's Really Like to Live in Surf City

Daily life centers on the walkable Boulevard. Dining ranges from casual spots like Panzone's, Surf City Pizza and Scojo's to more upscale meals at the Yellowfin. The Surf City Hotel has a bar, restaurant and live music. A quieter bay beach gives families with young kids a lower-key option than the ocean side.

The galleries set much of the town's social calendar. Summer weekends bring open studios and live music, and they feel more like a community event than a shopping trip. Gallery owners describe the local arts scene as supportive more than competitive.

Schools & Everyday Family Life

Surf City's youngest students attend the Ethel A. Jacobsen School in town, part of the Long Beach Island Consolidated School District shared with Barnegat Light, Harvey Cedars, Long Beach Township and Ship Bottom. In 2025 the district finished a long-planned consolidation. It closed the separate elementary building in Ship Bottom and moved all PreK to 6 students into this single, expanded Surf City school.

Middle and high school students attend the Southern Regional School District in Manahawkin, shared with the rest of LBI, Beach Haven and Stafford Township. Confirm the current setup yourself. The district changed recently, and the old multi-building arrangement is gone.

What to Know Before Making the Move

Central means busier than the northern towns. If quiet is your top priority, weigh Surf City's commercial strip against calmer options like Harvey Cedars. Walkability is a plus here, and it also brings more activity.

The school setup changed recently. After the 2025 consolidation, all PreK to 6 students attend one school in Surf City. Confirm the current arrangement before you assume the older multi-building pattern still applies.

Flood insurance and elevation rules apply, like anywhere on LBI. Check the flood zone for the specific address. As a certified zoning officer, I'd also confirm current zoning with the borough before you assume what renovations or additions a lot allows.

The arts scene is part of daily life. Locals live with it all year, and it's more than a backdrop for tourists. Do a summer weekend gallery walk and see it for yourself.

Common Questions About Living in Surf City

Why is it called Surf City?

The borough incorporated as Long Beach City in 1894. Constant confusion with Long Beach, Long Branch and Long Island led the borough council to rename it Surf City in 1899.

Is Surf City known for anything specific?

Yes. It has a reputation as LBI's arts enclave, with a cluster of working galleries along Long Beach Boulevard and an active summer gallery-walk scene.

How does Surf City compare to Ship Bottom or Harvey Cedars?

It falls between them. It's more commercial and walkable than quiet, residential Harvey Cedars to the north, and its arts identity sets it apart from Ship Bottom's role as the island's gateway.

What schools serve Surf City?

The Long Beach Island Consolidated School District, which now runs a single PreK to 6 school in Surf City after the 2025 consolidation. Older students attend Southern Regional for middle and high school.

A Local Perspective on Living Here

Longtime residents and gallery owners say Surf City's arts identity grew on its own over the last couple of decades. Nobody planned it. Individual artists and gallery owners chose this town, backed each other, and built a creative cluster in a place most people expect to be all about the beach. From the Mansion of Health to Long Beach City to Surf City to an arts enclave, this town has reinvented itself more than once.

Thinking About Moving to Surf City?

If you like Surf City's location and arts scene but want more quiet, look at Harvey Cedars just north. It's calmer and a short drive from the same galleries. If you want the same central convenience with a more traditional commercial feel, Ship Bottom, the "Gateway to LBI," is right next door.

Ask me how different life is on a block right on the gallery row compared with the quieter streets just behind it. That difference matters even in a town this small. Walk the Boulevard on a summer Saturday before you commit to either one.
